Hampstead Homes, Streets and Noise: What We See on Survey
Hampstead has more variety in a small area than almost anywhere else we work. Church Row and the lanes around Flask Walk have early Georgian houses with small-paned sashes and very thin glazing bars. Frognal, Redington Road and the streets towards the Heath have large Arts and Crafts and Edwardian houses, often with leaded-light casements, oak frames and irregular openings. Willow Road and the streets around it include notable Modernist houses with wide steel or timber window walls. That mix means we rarely use one system throughout a house.
Casements are the main difference from the sash-dominated boroughs further south. Leaded lights and inward-opening handles mean a hinged secondary unit has to clear the original ironmongery, and on steel-framed windows we often use slim fixed or lift-out panels to avoid heavy frames that would spoil the original proportions. On houses facing the Heath, exposure to wind-driven rain is the bigger issue, and good perimeter sealing matters more than glass thickness.
Noise is quieter than in central London but still present. Finchley Road and Fitzjohn's Avenue carry steady traffic, and West Hampstead sits on three rail lines: Thameslink, the Overground and the Jubilee line. Homes backing onto those lines pick up low-frequency rumble that a standard pane does little to stop, so we specify acoustic laminate with a wide air gap for rear bedrooms there.
